FAR Calculator (Planning Board Version)

Based on the City Council discussion at the 4 August Council meeting, this calculator has now been demoted as it no longer seems to be the draft ordinance likely to pass. Four members of council indicated that they will support the staff recommendations in the earlier calendar--therefore we have reverted the main calculator page to the calculator which covers that proposal. Note that this calculator uses the formulas in the draft ordinance as published in tables 7-2 and 8-3 of Attachment A (pp. 20-41) of the 4 August 2009 City Council Agenda. You should consider comparing this calculator with results from the calculator for Council's version of the draft ordinance.

Calculate how large a home Council's action will allow you:

1. Your zoning district (currently proposed to only apply to RL-1) Note: This is a change from the previous draft ordinance language that may or may not stick depending on what council decides (Help?)
2a. Your lot size in sq ft (Help?)
2b. Is your lot on a slope? Yes No
3. Your home's floor area (size) in sq ft. You must count all floors (excluding the basement, for which there is a separate line item below). Balconies, porches, and exterior stairways count if they are necessary for primary or secondary egress. Storage and mechanical rooms count; mechanical-only rooms do not. Uninhabitable space (such as an attic with a ceiling of less than 6 ft high) may be excluded. Include your attached garage, but not a detached one (see #6 & #7 below). (Help?)
4. Your home's building coverage (or footprint) in sq ft. Do not include covered porches or detached buildings here; include them below on #7 and #8. Include your attached garage or carport. Count cantilevered walls (e.g. an overhanging second-story). 'Courts' (enclosed courtyards?) appear to count. (Help?)
5a. Determining the percentage of your basement that will count is quite complex. Would you prefer to see your results expressed as a range? (If so, please make sure you enter the entire square footage of your basement. If not, be sure to enter the amount you calculate will be counted.) Yes No
5b. Your basement size in sq ft. (Both finished and unfinished basements count. Crawlspaces are excluded, as are uninhabitable spaces that are less than 6 ft in height.) (Help?)
6. The sum total of the floor area (size) in sq ft of ALL detached buildings (detached garages, garden sheds, etc.). If there are 2 stories on a detached garage, both stories count. (Help?)
7. The building coverage (footprint) of all detached buildings (garages, carports, garden sheds, etc.) in sq ft. Here, but not for the floor area (size) in #6 above (see the definition of floor area), you may exempt 1 detached building of up to 80 sq ft and not more than 10 feet high. (Help?)
8. The building coverage (footprint) of all covered porches/balconies/patios and breezeways. Any exterior stairways higher than 30 inches must also be counted, including steps leading up to a deck or a stoop. The first 300 sq ft of a covered front porch may be excluded, as can up to 150 sf of a covered porch or patio not in front of the home (Note: Changed in this version!) (Help?)

About the default values. The default values in this form reflect the effects of this ordinance on a smaller home on the original "standard" lot size for Boulder (50x125 or 6250 sq ft). Note that even a smaller home with a two-car garage would quickly fall afoul of the proposed building coverage standard--only 125 sq ft are available to expand on the first floor under the current ordinance.
